Jim Kuhlmann is the founder and CEO of JMAG, LLC, and a seasoned leader in the shed and rent-to-own industries with nearly two decades of experience. He has played a pivotal role in the founding and growth of several shed industry companies, including manufacturing, rent-to-own, shed-specific software, and the popular nationwide shed sales website ShedsForSale.com. Jim continues to shape the industry’s future through strategic leadership and innovation, with a focus on building legacies that last. His passion for bringing people together and fostering collaboration has been a driving force in uniting professionals across the industry.
Leann Burkholder
2nd Vice-Chair
LeAnn Burkholder is a partner and managing director at Burkholder Management, LLC. With over a decade of experience in the RTO industry, LeAnn brings a steady hand to operations, strategy, and team leadership across multiple companies. Her approach blends operational excellence with deep respect for people and process, rooted in principles that extend beyond business. She is particularly interested in systems that make life more livable, whether in customer experience, team dynamics, or time stewardship. The power of narrative plays a central role in how she leads, mentors, and builds, shaping both business and educational work. LeAnn lives in North Carolina with her husband and their daughter, while cheering on two grown sons making their way in the world. Together, they cultivate a full and grounded life marked by curiosity, intention, and meaningful work.
Cory Hilgendorf

Cory Hilgendorf serves as the President of AFG Rentals, LLC, having joined the RTO industry in 2018. His primary commitment is to build a resilient team and leverage business as a ministry to positively influence employees, customers, and partners. A proponent of developing scalable structures and challenging the norm, Cory brings a fresh perspective to the RTO landscape. His authentic enthusiasm for people and the company's core values is evident in his dedicated efforts to embody these principles. At the heart of AFG's mission is making a meaningful impact in the community for the kingdom, a top priority for Cory and his leadership team. Originally from Michigan, Cory now resides in Cleburne, TX, with his wife Hillary and their five children. Cory takes pleasure in sharing common interests, such as hunting and fishing, with his business partners, emphasizing the importance of cultivating strong relationships that foster genuine teamwork and positive growth. As a member of C12, a group designed for Christian CEOs and Executives, Cory benefits from a framework that facilitates gathering, compelling, and equipping Christian business leaders. This membership empowers leaders to achieve excellence in their respective fields. Cory firmly believes that by putting God first and taking care of your people, the rest will fall into place.
Dave Miller

Dave is CEO of SmartPay Rentals and a deacon at All Saints Church. He is passionate about building God's kingdom through business and community. Dave and his wife Anne live in beautiful Lancaster County, Pennsylvania with their 7 rowdy and wonderful children.
Timothy Rudolph

Timothy Rudolph brings over 23 years of hands-on experience in the Rent-to-Own portable shed industry. He started working in the field at just 17 and has been involved in nearly every aspect of the business—including manufacturing, hauling, sales, delivery, and installation. Over the years, he’s held leadership roles as Director of Operations for several companies, earning a reputation for his practical approach and strong problem-solving skills. Timothy is a collaborative leader who values clear communication and teamwork. His experience and well-rounded perspective make him a trusted and respected figure in the industry.
Nick Garrard
Legal Advisor
Nick Garrard was born and raised in the Mississippi Delta. He graduated cum laude from Ole Miss in 2003, and from Ole Miss School of Law in 2006. Nick advises rent-to-own companies on a variety of day-to-day legal issues, and assists them in efficient handling of accounts and business practices. He also represents these clients as creditors in bankruptcy cases, and assists in collections and replevin matters. Nick has experience engaging and managing local counsel throughout the country, and overseeing these cases to ensure client satisfaction. Nick and his wife make their home in Jackson, Mississippi with their two kids.
Tanner Leibee

Tanner has been in the shed industry since 1996. Through sales, deliveries, management, and now as an active owner in the shed RTO world—he coaches teams across two states. His real passion in the business world is growing leaders and watching others be empowered. Tanner and his wife Rebecca spent 10 years in intercultural ministry in sub-Saharan Ghana. Personally impacted by the stories of Jesus, he started and leads an orality storytelling movement in South Sudan that equips national leaders. They live near Winston-Salem, NC with their four kids.

Max M. May began in self-storage in 2012 before entering the shed industry in 2015 and launching the Easy Backyard Storage (EBS) brand in 2016. As co-owner, he leads a vertically integrated company that builds, sells, delivers, and operates Rent-to-Own program, with an emphasis on scalable systems, disciplined growth, and operational excellence. A multi-time Inside Self-Storage Top 100 Operator, Max brings to the NSRA Board an operator’s perspective shaped by expansion, team development, and long-term value creation. He believes lasting success comes from developing people as well as businesses and is committed to strengthening independent dealers while helping others reach their highest potential. Max lives in Abilene, Texas with his wife, Kelsey, and their son.
Carson Hostetler

Carson Hostetler is an entrepreneur and the owner of Advantage Rentals LLC, recognized for his strategic vision and ability to scale organizations through focused leadership. Since entering the shed industry in 2018 as a salesperson, Carson has established a reputation as a catalyst for market expansion. As partner and former president of Eagle Ridge Barn Builders, he spearheaded a transformative five-year era, leading the company from its foundational stages into a successful enterprise with growth in both sales and reach.
Driven by a passion for business mechanics and the pursuit of organizational excellence, Carson applies a growth minded approach to every venture he leads. His entrepreneurial impact extends beyond the rent-to-own sector into a diverse portfolio of business interests and community service, including his role as a board member for his local Economic Development Corporation (EDC). Carson resides in Texas with his wife and their daughter, balancing his drive for professional achievement with a deep commitment to family.
Jason Graber

Jason Graber is the founder and CEO of Shed Suite, a vertical ERP platform built specifically for shed manufacturers and dealers across North America. Jason grew up in the shed industry, starting on the shop floor at 17 and later running manufacturing and sales operations before moving into software full‑time. In 2017 he launched Shed Suite to give shed companies modern tools for sales, production, delivery, and rent‑to‑own, and today the platform supports more than 110 shed manufacturing brands and over 4,000 dealers. Jason serves on the NSRA Rent‑to‑Own Board as the vendor liaison, helping support sustainable growth for RTO providers and dealers. He brings a unique blend of hands‑on shed manufacturing experience and software product leadership, with a strong focus on serving dealers, protecting end customers, and building tools that make the entire industry better.
Ryan Carbrey

Ryan Carbrey is the Chief Executive Officer at Newfound Solutions and a strategic leader known for his innovative approach to growth and operational excellence. He is also a driving force behind RTOSmart.com, a cutting-edge rent-to-own software platform. Recognized as a go-to problem solver among colleagues, Ryan consistently brings clarity, creativity, and practical insights to every challenge he encounters. Outside the office, Ryan recently welcomed a son, embarking on his most rewarding adventure yet as a father. He recharges on the golf course, exploring new destinations, and holding court on the pickleball court (real or imagined). Whether crafting market strategies or perfecting his serve, Ryan brings enthusiasm and focused energy to all aspects of his life.

Tiffany, a trailblazer in the Portable Building and Rent-to-Own industry since 2004, has played an instrumental role in shaping industry advancements and elevating standards within our trade. With an impressive career trajectory, she currently excels as a Public Relations and Project Manager at Heartland Capital Investments, LLC, driving innovation and excellence in the field. Her ability to foster strategic partnerships, combined with her keen eye for detail, ensures seamless project execution and effective communication that continues to propel the industry forward.
Paul (PD) Weaver

PD Weaver is the second-generation owner of RentaBarn, a rent to own provider for the shed industry since 2004. Located in Salisbury, North Carolina, RentaBarn serves customers throughout the southeast and central US. His first foray into the shed industry was in 1999 in Pennsylvania as a manufacturer of shed delivery trailers for several years. After a brief detour in retail, he began working with his father in the RTO industry as an accounts manager for RentaBarn in 2009. Today, PD helps lead an amazing team at Evergreen RTO Management, doing full-service RTO management for not only RentaBarn, but a growing list of clients in the shed industry. PD resides in Salisbury, North Carolina with his wife and four daughters, plus a son-in-law.
